HouseBought4Cash or Property Saviour: which should you choose?

They suit different sellers. Property Saviour offers more ways to sell. As well as a cash offer, it offers an assisted sale: it markets your property and guarantees to buy at its cash price if it does not sell. It also has a strong focus on commercial and unusual property. Its direct cash offers are generally around 70% of a realistic market valuation, and it contributes £1,500 towards your legal fees. It is registered with The Property Ombudsman. Where the numbers work, HouseBought4Cash buys directly: a decision within 24 hours, no fees, the legal fees of the solicitor we appoint paid by us on completion, and completion in as little as 7 days, with inherited homes bought before or after probate. If you want to try for more than a cash price, or you are selling a commercial building, look at Property Saviour. If you want a straight cash sale, get our written offer and compare the two.

Where we buy: We buy properties ourselves where the numbers work, most often in and around Greater Manchester. Where we can't, and with your consent, we introduce you to a cash buyer or auction house that covers your area (see who we work with) and tell you who. Either way you get a decision within 24 hours. The HouseBought4Cash entries above describe properties we buy ourselves; where we introduce you to another firm, that firm’s own offer, fees and timescales apply, and we pay none of your costs.

Offer price: how much of market value will you get?

Property Saviour is unusually direct about its pricing. Its cash-sale page says its direct cash offers are generally around 70% of a realistic market valuation. It explains that the discount covers its purchase, holding, stamp duty and resale costs (source). That is at the lower end of the ranges other buyers publish, but it is a clear figure and the reasoning is set out.

Its assisted-sale page lists 70–80% as the value achieved (source). For commercial property its figure is higher: its commercial-building page says cash buyers like it offer 82–85% of market value (source). It also says its offer is a fixed price that does not change after it views the property (source).

HouseBought4Cash does not publish a fixed percentage. We make a cash offer within 24 hours, in writing. Compare the two written figures, after legal costs, rather than the published percentages. See how far below market value house buying companies offer.

The assisted sale: a second route

The assisted sale is Property Saviour’s main difference from a straight cash buyer. It says you receive two offers, a cash offer and an assisted-sale offer, and choose the one that fits your timeline. If you choose the assisted sale, it markets the property and states that it will buy at its cash offer price if the property does not sell that way (source). In its worked example it also advances money up front and pays the estate agent and solicitor costs.

For a seller who is not in a hurry but needs certainty, that is a useful structure: a chance of a higher figure with the cash price as a floor. Ask for the full terms of the assisted sale, including how long the marketing period runs, who sets the asking price, and what share of any price above the guaranteed figure you keep.

HouseBought4Cash does not offer an assisted sale. Where the numbers work we make a direct cash purchase; where we can't, and with your consent, we introduce you to a cash buyer or auction house that covers your area and tell you who, whose own terms apply; we pay none of your costs on an introduction.

Fees and legal costs

Property Saviour says there is no estate agent commission or hidden selling fee on a cash sale (source). On legal costs it says it contributes £1,500 and that you are free to use your own solicitor (source). Its pages describe the contribution in two ways, as “up to £1,500” on some and “a minimum of £1,500” on others (source, source). Those mean different things if your solicitor charges more, so get the wording in your offer letter.

When HouseBought4Cash buys directly there are no fees, and we pay the legal fees of the solicitor we appoint, on completion. If you choose your own solicitor, or the sale does not complete, you pay your own legal costs, and a leasehold management pack, EPC or indemnity insurance stays with the seller. For most straightforward sales, a £1,500 contribution will go a long way. For probate, leasehold or title work, check your solicitor’s estimate against it.

Speed: time to offer and time to complete

Property Saviour’s pages give an offer within 24 hours on some pages and 24–48 hours on others (source). For completion it says you choose the date, typically from 7 days for urgent cases up to six months (source). One page says it can complete in as little as 10 days (source).

HouseBought4Cash makes a cash offer within 24 hours and can complete in as little as 7 days. The fastest dates for either depend on the conveyancing: title, searches, leasehold packs and, for an inherited home, the grant of probate. See how long a cash sale takes.

What each will (and will not) buy

Property Saviour does not publish an exclusion list. It says it buys any property in any condition in the UK (source). It also has guidance pages for many hard-to-sell property types: commercial buildings (source), pharmacy buildings (source), bed and breakfasts (source), hoarders’ houses (source) and homes with structural problems (source). For a commercial or mixed-use building, it is the more obvious first call.

HouseBought4Cash has no exclusion list. When we buy directly, we buy any property in any condition, including inherited homes before or after probate; the offer reflects the cost of the work needed. We buy where the numbers work, most often in and around Greater Manchester. Where we can't, and with your consent, we introduce you to a cash buyer or auction house that covers your area (see who we work with) and tell you who; its own terms apply. For anything unusual, ask Property Saviour for a written yes or no before you instruct a solicitor.

Regulation, memberships and company history

Property Saviour’s privacy policy and terms say it buys property in the name of Collingtree Limited, with a postal address in Sywell, Northampton. The policy also gives a Property Ombudsman membership number, T13839 (source). Its terms also list a business office in Leeds (source). The Property Ombudsman’s register lists Property Saviour, registered name Collingtree Limited, as registered with its service (source).

Companies House shows Collingtree Ltd, company number 07281403, was incorporated on 11 June 2010, is active, has its registered office in Sywell, and lists buying and selling own real estate as its activity (source). We did not find Property Saviour on the NAPB members list (source).

HouseBought4Cash is operated by Belgrave Industrial Limited, company number 06282789, incorporated on 18 June 2007 (Companies House). We do not claim NAPB or TPO membership. Property Saviour’s TPO registration gives you an ombudsman route that we do not offer.

What customers say on Trustpilot

When we checked on 22 October 2026, Property Saviour’s Trustpilot page showed a TrustScore of 4.5 from 13 reviews (source). Most are positive. Several come from executors and families selling inherited homes, who mention honesty and kindness, and others praise speed on commercial sales. Thirteen reviews is a small sample, so give it less weight than a score built on hundreds.

Our guide to reading cash-buyer reviews explains how to judge a small review base.

Where Property Saviour is the better choice

  • You want to try for more than a cash price, with a guaranteed cash figure as a floor (assisted sale).
  • You are selling a commercial building, B&B, pharmacy or other non-residential property.
  • You want The Property Ombudsman as an independent complaints route.
  • You want a long completion window, up to around six months.

Where HouseBought4Cash is the better choice

  • You want the legal fees of the solicitor we appoint paid in full on completion, rather than a fixed contribution towards your own.
  • You want one straightforward cash offer within 24 hours, with no fees when we buy directly.
  • You are an executor and want a buyer who works with inherited homes before or after the grant of probate. See selling an inherited house.
  • You want a decision within 24 hours and, if we buy, completion in as little as 7 days.

Who should choose which

Residential sale, speed and simplicity first: get a cash offer from both and compare the net figure after legal costs.

You can wait a few weeks and want the best price with a safety net: Property Saviour’s assisted sale is designed for exactly that.

Commercial or mixed-use property: Property Saviour publishes a specific commercial offer range and has dedicated pages for commercial sellers.

Inherited home: both can buy in any condition. Ask each how it handles exchange before the grant of probate and a house that still holds the contents.

Five questions to ask either buyer before you sign

  1. Is this offer fixed, and what exactly could change it before exchange?
  2. Is the legal contribution “up to” or “at least”, and is it paid in full?
  3. For an assisted sale: how long is the marketing period, and what share of any extra do I keep?
  4. Which company is the buyer on the contract, and can you show proof of funds?
  5. Is there any fee, exclusivity period or exit charge if I decide not to sell?
